Booking and Availability
You can check availability and book directly through Airbnb. The link to each cottage can be found in the ‘Our Cottages’ page. If you would prefer to speak to someone or have a specific question before booking, you are always welcome to get in touch and we will be happy to help.

How do I book a cottage?
We generally require a minimum stay of 7 nights throughout the summer season. Bookings outside of the summer season are a minimum of 3 nights. Please contact us if you wish to enquire about a shorter/longer stay.

Check-in is from 4pm and check-out is by 10am. If you need a little flexibility please get in touch and we will do our best to accommodate you.
Pricing & Payments
What is included in the price?

All our cottage prices include bed linen, towels, wi-fi and access to the farm grounds, swimming pool and games room. Please see individual cottages for more details list of amenities.

Is a deposit required?
Yes, we require a 25% deposit at the time of booking with the remaining balance due 60 days before your arrival.
What is your cancellation policy?

All cancellation information can be found within the Airbnb listing.
The Cottages
Are the cottages suitable for young children?

Yes — all of our cottages are family friendly and there is plenty of safe outdoor space for children to play. The covered swimming pool and games room are also hugely popular with little ones. Please note that the farm is a working environment so we ask that children are supervised at all times when outdoors. There are stair gates in all of the applicable cottages, as well as a high chair and travel cot.
Are the cottages accessible for guests with mobility requirements?

Due to steps, uneven surfaces and the rural setting, our cottages may not be suitable for guests with limited mobility. However, we will be happy to answer any questions that you have about our cottages and do our utmost to accommodate you.
Is there parking at the cottages?

Yes, there is private parking available for all cottages at Northcote Manor Farm.
Yes, all of the cottages have complimentary Wi-Fi.

Do the cottages have wi-fi?
Dogs & Pets
Yes, dogs are very welcome, although we ask that there are no more than 2 dogs per cottage. There is a dog bowl, towel and some complimentary treats for your canine companion(s)!

Yes, there is an additional charge of £30 per dog due to cleaning costs.
Are there good walks for dogs nearby?

Absolutely - the farm has 33 acres of pasture and woodland for you and your dog to explore, and there is an extensive network of footpaths starting right at the farm gate. North Devon is a brilliant destination for dog owners.
Farm & Surrounding Areas
Is Northcote Manor Farm a working farm?

Yes, Northcote is a real working farm with sheep roaming the fields. Guests are welcome to enjoy the grounds and take in the farm life. We just ask that guests respect the animals and the land during their stay.
What facilities are available on site?

As well as the five cottages and the grounds to explore, guests have access to a covered, heated children's swimming pool (May-October), a games room and a games field.
How far is the nearest beach?

The sea at Combe Martin is just four miles away, and the famous beaches of Woolacombe, Saunton and Croyde are approximately a twenty minute drive from the farm.
Is Northcote Manor Farm close to Exmoor?

Yes — Exmoor National Park is just two miles from the farm, making it a brilliant base for walking, cycling and exploring the moor.
